The house trap
Most older Brooklyn buildings have a house trap: a U-shaped cast iron fitting in the cellar floor near the front wall, with two cleanout caps on top. It was installed to stop sewer gas from the street coming back into the house, and it has a fresh-air vent that often ends in a small grille near the front of the building.
The trap is also a common place for a blockage, because everything leaving the building has to rise up through it. A cap that has been knocked loose, or that is missing, lets sewer smells into the cellar. Many sewer calls end at the trap, without anything further down needing work.
Looking before digging
A sewer camera goes in through a cleanout and shows the inside of the line from the building to the street. It shows roots coming in through joints, sections that have cracked or collapsed, places where the pipe has sunk and holds water, and how far from the building each problem is.
That matters because sewer work under a sidewalk or a front yard is costly. Knowing exactly where the problem is, and how deep, means only the necessary section gets opened.
Repair options
Cleaning and root cutting
For lines that are sound but obstructed. Roots grow back, so this is maintenance rather than a cure.
Spot repair
Replacing a single broken or sunken section, when the rest of the line is in good condition.
Full replacement
When the line has failed along its length. Work under a city sidewalk or street involves permits and restoring the pavement afterwards.
Trap and cleanout replacement
A cracked or badly corroded house trap can be replaced, and a new cleanout added where access is poor.
Symptoms worth acting on
- Water backing up into the cellar floor drain
- Sewer smell in the cellar or near the front of the building
- Toilets on the lowest floor bubbling when upstairs fixtures drain
- Backups that return within weeks of being cleared
- Soft or sunken ground over the line in a front yard
If you are seeing more than one of these, Elite Pipe Solutions can inspect the line with a camera and tell you what it shows before anyone talks about digging.
